Critical Infrastructure Improvement Projects To Begin 9.3.24

Phase 5, the final phase of the Sea Pines Drive Infrastructure Improvement Project and Phase 1 of the Lighthouse Lane Infrastructure Improvement Project are scheduled to begin the week of September 3rd. (Pictured: Existing conditions of the stormwater drainage system, estimated to be over 60 years old, in the Lighthouse Lane project area.)

Project work zones will include the below roadways:

Roadway demolition and stormwater drainage work to begin on South Sea Pines Drive and on Lighthouse Lane Tuesday, September 3rd, weather permitting.

  • Please note, due to the nature of major infrastructure improvement work, planned and unplanned water and or utility outages in the work zone may occur.
  • Well-pointing dewatering operations (lowering groundwater levels to provide more stable working conditions) and water pumping will be in place daily.

Traffic Management for South Sea Pines Drive and Lighthouse Lane:

  • Heavy construction equipment and vehicles will be traveling to and from the project sites.
  • Single-lane road closures and flagging operations will be in place daily, weather permitting. Temporary full lane closures may be required at times.
  • Motorists should expect traffic delays, traffic detours, and be prepared to share the road with bike riders and pedestrians in the project work zones.
  • Follow posted speed limits and travel with caution in the work zones as construction crews will be working in the roadway.
  • Sidewalks and leisure trails in the project areas will be closed as needed. Pedestrians and bike riders should expect delays and be prepared to stop and follow detours.
  • For safety, bike riders will be required to dismount and walk bikes around the active work zones. Keep a safe distance from construction equipment.

Labor Day Office Hours & Commercial Access Restriction Reminder

Labor Day Office Hours for the Sea Pines CSA Admin Office, Maintenance Office, ARB & Sea Pines Community Center:

  • Friday, August 30: Closing at 2:00 PM
  • Monday, September 2: Closed

All other Sea Pines CSA offices will remain under normal operating hours.

Commercial Vendor Holiday Access Restriction: Vehicles with commercial decals or commercial passes are not permitted in Sea Pines on Labor Day. This restriction does not apply to pool companies, housekeeping, and deliveries to commercial entities. For emergency access for service providers, please contact Sea Pines Security at 843.671.7170.


Sea Pines CSA Gate Pass Office Seasonal Hours To Begin 9.8.24

Beginning Sunday, September 8, 2024, the Sea Pines CSA Gate Pass Office at 32 Greenwood Drive will observe the below seasonal hours:

  • Sunday – Thursday: 7:00 AM – 9:00 PM
  • Friday & Saturday: 7:00 AM – 11:00 PM

Maintenance Projects & Services

Seasonal Mosquito Control Program: Our next mosquito treatment will take place on Monday, August 26th, during overnight hours. For more information on this service please click here.

Tree Care Management: Leisure trail tree trimming along North Sea Pines Drive, starting at the Ocean Gate and working towards Lighthouse Road, will begin next week.

Roadway Asphalt Repairs in various locations throughout the Greenwood Forest neighborhood and along Royal Tern Road will begin next week.

Stormwater Repair: Our team is currently investigating repair options for a sinkhole that was discovered over a stormwater drainpipe on Mizzenmast Lane.
