Final phase of the South Sea Pines Drive Infrastructure Repair Project Planned for Fall 2024
Phase 5, the final phase of the Sea Pines Drive Infrastructure Improvement Project is scheduled to begin the week of September 3rd, 2024, with an estimated completion time of Spring 2025. This project is vital for repairing and improving the stormwater drainage system, as well as the roadway and leisure trail conditions along South Sea Pines Drive. Planned work will be conducted Monday-Friday from 7:00 AM to 7:00 PM, excluding major holidays. Weekend and overnight work may be necessary but will be communicated in advance.
Project work zones will include the below roadways:
- South Sea Pines Drive from Merganser Court to the end of South Sea Pines Drive (stopping at the entrance of Lands End).
Project Work along South Sea Pines Drive will Include:
- Surveying and underground utility mark outs. Please do not remove any staking or utility markings.
- Stormwater drainage upgrades: Excavation and replacement of the stormwater drainage system including pipes and catch basins.
- Temporary steel plates will be installed to cover open excavations.
- Please be aware that construction noise will occur in the project zone throughout major construction activities.
- Due to the nature of major infrastructure construction work, planned and unplanned water or utility outages in the work zone may occur. This includes possible water, sewer, internet, telephone and power interruptions.
- Roadway resurfacing and realignment.
- Realignment and widening of leisure trails.
- Pedestrian crosswalks and curbing installation in select areas.
- Signage installation, tree work, and landscaping.
Leisure Trail In Project Area:
Traffic Management:
- Heavy machinery and construction vehicles will be traveling to and from the project site.
- Single-lane road closures and flagging operations will be in place daily, weather permitting. Temporary full lane closures may be required at times.
- Motorists should expect traffic delays, traffic detours, and be prepared to share the road with bike riders and pedestrians.
- Sidewalks and leisure trails in the project area will be closed as needed. Pedestrians and bike riders should expect delays and be prepared to stop and follow detours.
- For safety, bike riders will be required to dismount and walk bikes around the active work zones.
Planned Construction and Delivery Truck Notice:
- If you reside in the South Sea Pines Drive area between Merganser Court and Lands End Road and have scheduled construction or significant deliveries (such as tractor trailers, moving trucks, appliance/furniture deliveries, etc.) planned during the project timeframe, please contact Sea Pines Security at 843.671.7170 for prior approval and traffic coordination.
Community Updates
2/6/25- Roadway and leisure trail milling operations will begin next week, weather permitting. Traffic delays expected. Please avoid the area if possible.
- Heavy construction planned with single-lane road closures, leisure trail closures, and flagging operations in place. For safety, bike riders will be required to dismount and walk bikes around the active work zones.
- Paving operations are planned for the week of February 17th, weather permitting.
1/30/25 –
1/2/25- Major stormwater drainage along South Sea Pines Drive is nearing completion.
- Single-lane road closures and flagging operations are in place. Motorists should expect traffic delays and possible traffic detours. Please use caution while driving in this area and observe the work zone speed limit of 15 mph.
- Leisure trails in the project area will be closed as needed. For safety, cyclists will be required to dismount and walk bikes around the active work zones.
12/19/24 – Due to the holidays, project work will not take place on December 24, December 25, January 1.

12/13/24- Planned Water Outage Alert: Monday, December 16, 2024 from 9:00 AM-4:00 PM
A planned water outage will occur on Monday, December 16, from approximately 9:00 AM to 4:00 PM. This will take place as Sea Pines CSA’s contractors proceed with the removal and replacement of stormwater drainage pipes along South Sea Pines Drive.
South Island Public Service District (SIPSD) has confirmed that this outage will impact Sound Villa property owners.
Please note that other homes in the project area may also experience interruptions.

12/12 @ 11:15 AM- Water is back on.
12/10/24 – Planned Water Outage Alert for Thursday, December 12, 2024 from 9:00 AM-4:00 PM
A planned water outage will occur on Thursday, December 12, from approximately 9:00 AM to 4:00 PM. During this time, Sea Pines CSA’s contractors will be working on the removal and replacement of stormwater drainage pipes along South Sea Pines Drive.
South Island Public Service District (SIPSD) has confirmed that this outage will impact Sound Villa property owners.
Please note that other homes in the project area may also experience interruptions.

11/19/24- Planned Water Outage Alert: Thursday (11/21/24) 9AM-3PM
UPDATE: South Island Public Service District (SIPSD) has confirmed that additional properties will be affected by the water outage planned for Thursday, November 21, from approximately 9:00 AM to 3:00 PM. This interruption is necessary as Sea Pines CSA’s contractors work to reroute a water line along South Sea Pines Drive.
SIPSD has determined this water outage will affect the following areas:
- Lands End
- Sound Villas
- Braddock Cove Club
- Bluff Villas
- South Beach Club
Please note that other homes in the project area may also experience interruptions.

10/2/24 – As of Monday, September 30th, our crews have resumed work on South Sea Pines Drive.
Project Zone: South Sea Pines Drive from Merganser Court to the end of South Sea Pines Drive (stopping at the entrance of Lands End).
- Major stormwater drainage work is in progress.
- Leisure trail construction is in progress. For safety, cyclists are required to dismount and walk bikes around the active work zones.
9/26/24- Due to weather conditions, we have implemented precautionary measures to secure our infrastructure improvement construction sites. Once the storm has cleared and it is safe to proceed, our crews will resume work on South Sea Pines Drive.

9/18/24 @ 12:00 PM- We have been informed that the water is back on in the areas listed below.
9/17/24 – Water Outage Alert for 9.18.24 from 9AM-4PM
A planned water outage will occur Wednesday, September 18, 2024, from approximately 9:00 AM to 4:00 PM, as Sea Pines CSA’s contractors conduct the removal and replacement of stormwater drainage pipes along South Sea Pines Drive.
South Island Public Service District (SIPSD) has determined this water outage will affect the following areas:
- All homes located on Brown Pelican Road
- All homes located on Gadwall Road
- All homes located on Merganser Court
- All homes located on Pintail Court
- South Beach Villas
- #221 and #224 South Sea Pines Drive
Please be advised that additional homes in the project area may be affected. Sea Pines CSA will keep you as up-to-date as possible with information provided by SIPSD through our website at www.seapinesliving.com.

9/5/24 – The final phase of the Sea Pines Drive Infrastructure Improvement Project began this week.
8/22/24 – Roadway demolition and stormwater drainage work to begin on South Sea Pines Drive September 3rd, weather permitting.
- Please note, due to the nature of major infrastructure improvement work, planned and unplanned water and or utility outages in the work zone may occur.
- Well-pointing dewatering operations (lowering groundwater levels to provide more stable working conditions) and water pumping will be in place daily.
Traffic Management:
- Heavy construction equipment and vehicles will be traveling to and from the project site.
- Single-lane road closures and flagging operations will be in place daily, weather permitting. Temporary full lane closures may be required at times.
- Motorists should expect traffic delays, traffic detours, and be prepared to share the road with bike riders and pedestrians in the project work zones.
- Follow posted speed limits and travel with caution in the work zones as construction crews will be working in the roadway.
- Sidewalks and leisure trails in the project areas will be closed as needed. Pedestrians and bike riders should expect delays and be prepared to stop and follow detours.
- For safety, bike riders will be required to dismount and walk bikes around the active work zones. Keep a safe distance from construction equipment.
8/15/24 – Survey work and underground utility mark-outs will begin the week of August 19th along South Sea Pines Drive. Please do not remove any flags, ribbons, stakes, or markings.
