Sea Pines CSA Announces Demolition Project of Gallery of Shoppes Building Located at 14 Greenwood Drive
Sea Pines CSA is pleased to announce that the Town of Hilton Head has approved our application for demolition of the Gallery of Shoppes Building, located at 14 Greenwood Drive. The application allows Sea Pines CSA to retain the development rights of the property for the next 7 years, if needed. We appreciate the Town of Hilton Head’s staff for working closely with us on this application.
Demolition of the building will improve the aesthetics of the Greenwood Drive Corridor and provide us an opportunity to thoughtfully consider the future look and design of the primary entrance to Sea Pines.
Through a competitive bidding process, a demolition contract was awarded to Okatie Construction, which will begin work next week. The demolition process is expected to be completed in 4-5 weeks, weather permitting. Site preparations, including the installation of silt fencing and tree protection, will begin immediately.
Crews will be working Monday-Friday from 7 AM-7 PM and drivers, pedestrians, and cyclists are asked to use caution as heavy equipment will be operated on the site. No impact to Greenwood Drive traffic is anticipated.

Demolition Project of Gallery of Shoppes Building Located at 14 Greenwood Drive Underway
Demolition work began this past Monday, August 16th and is expected to be completed in 4-5 weeks, weather permitting.
Crews will be working Monday-Friday from 7 AM-7 PM and drivers, pedestrians, and cyclists are asked to use caution as heavy equipment will be operated on the site. No impact to Greenwood Drive traffic is anticipated.

The structure has been razed and this week the contractor worked to separate debris which is scheduled to be hauled away next week.
Crews will be working Monday-Friday from 7 AM-7 PM and drivers, pedestrians, and cyclists are asked to use caution as heavy equipment will be operated on the site. No impact to Greenwood Drive traffic is anticipated.
September 2, 2021
The debris from the demolition of the Gallery of Shoppes building has been removed from the site. Over the next few weeks installation of topsoil, irrigation and sod will be completed.
September 9, 2021
- Topsoil was delivered Wednesday, September 8th, and will be applied by the end of this week, weather permitting.
- Over the next couple of weeks, the installation of irrigation and sod will be completed.

September 16, 2021
- Topsoil grading has been completed (pictured here) and additional site prep will begin next week to ensure adequate drainage.
- Installation of irrigation and sod is scheduled to begin in two weeks, weather permitting.
September 23, 2021
- The installation of the irrigation system was completed this week.
- Sod installation will begin later today/ tomorrow and will continue through next week, weather permitting.
