Sea Pines CSA Board of Directors Meeting Held 2.18.25

The Board received updates from the Board Chair, operational updates from Sea Pines CSA staff, a Traffic Task Force report, and approved the 2025 Amendment to Gate Pass Agreement. A recap of the meeting action items, a link to the meeting video as well as timestamped links can be found here.


Sea Pines Gate Pass Agreement Update

At the Sea Pines CSA Board of Directors meeting held on February 18, 2025, an Amendment to the Gate Pass Agreement was approved. Below you will find an overview and a copy of the 2025 Amendment to Gate Pass Agreement.

Authority to Modify Sea Pines Gate Fees

Agreement of three entities is required to change the gate fee in Sea Pines: Sea Pines Community Services Associates (CSA), The Sea Pines Resort, and owner of The Shops at Sea Pines Center. All must agree in writing before any modifications can occur.

  • CSA’s role and responsibilities related to the Sea Pines Gate Entry Policy are defined in the 1988 Covenants.
  • The Sea Pines Resort acquired its rights during the Sea Pines Company’s bankruptcy, as detailed in the November 1987 Assignment of Rights.
  • The Shops at Sea Pines Center obtained its rights through its purchase during bankruptcy, outlined in the August 1987 Assignment of Rights.

On November 1, 2024, an affiliate of The Riverstone Group, owner of The Sea Pines Resort, purchased The Shops at Sea Pines Center property and its associated rights.

Sea Pines Drive Infrastructure Improvement Project Update

Sea Pines Drive Infrastructure Improvement Project: South Sea Pines Drive from Merganser Court to the end of South Sea Pines Drive (stopping at the entrance of Lands End).

  • Milling operations to be completed early next week. Paving operations will follow, weather permitting. Expect traffic delays, and if possible, please avoid the area.
  • Major construction is planned, which will involve single-lane road closures, leisure trail closures, and flagging operations. For safety reasons, bike riders must dismount and walk their bikes around active work zones.

Maintenance Projects & Services

Tree Care Management:

  • Tree trimming along Greenwood Drive, from Sea Pines Circle to Club Course Drive, is in progress (pictured) and will continue through tomorrow, February 20th, weather permitting. During this project work, there will be intermittent traffic delays, single-lane closures, and flagging operations in place.
  • Additionally, a declining pine tree will be removed from Sea Pines Circle, with no anticipated traffic delays during this removal.

Lagoon Tree Trimming: Next week, lagoon tree trimming will take place in the areas of Live Oak Road and Saint Andrews Place.

Stormwater Maintenance: Ditch clean out in select areas between Oak Court and Bateau Road is in progress and will continue through next week.

Asphalt Repairs: Due to weather conditions, road patching on Pine Island Court, Marshview Drive, Calibogue Cay Road, Lawton Road, and Lighthouse Road (near the fire station) will now begin next week.


The Sea Pines Forest Preserve Land Management Program

Prescribed Burns: Prescribed burns mimic naturally occurring wildfires and aid in the forest management of the Sea Pines Forest Preserve. They help diversify the understory plant community and minimize the risk presented by uncontrolled wildfires. This practice is part of proactive land management initiatives widely used across the nation, especially in the Southeast. Planned prescribed burns in the Forest Preserve will be announced to the community ahead of time. For further information, please visit seapinesliving.com/prescribedburn.

Save The Date! Sea Pines Forest Preserve Party In the Pines Event: Saturday, April 5th, from 4:30 – 7:30 PM at Fish Island in the Sea Pines Forest Preserve.

Beginner Bird Walk: Friday, February 28, from 8:00-10:00 AM

Join Master Naturalists Mary Ellen Blankenship, Jack Coleman and Bob Speare for a two-hour walk through the Forest Preserve to see, hear, and learn about some of the birds who call this amazing habitat their home. This event is free, but you must register HERE for a ticket. There is a limit of 24 people per bird walk.
