Sea Pines CSA Board of Directors Meeting Held 11.19.24

At the Sea Pines CSA Board of Directors meeting held on Tuesday, November 19, 2024, the Board was presented with updates from the Board Chair, operational insights from Sea Pines CSA management, and a comprehensive financial report and presentation from the Board Treasurer. A recap of the meeting action items can be found here.

Thanksgiving Holiday Office Hours for the Sea Pines CSA Admin Office, Maintenance Office, ARB & Sea Pines Community Center:
  • Wednesday, November 27: Closing at Noon
  • Thursday, November 28: Closed
  • Friday, November 29: Closed

All other Sea Pines CSA offices will remain open under normal hours of operation.

Commercial Vendor Holiday Access Restriction: Vehicles with commercial decals or commercial passes are not permitted in Sea Pines on Thanksgiving Day (11/28) or the Day After Thanksgiving (11/29). For emergency access for service providers, please contact Sea Pines Security at 843.671.7170.


Sea Pines Trolley November Holiday Schedule

The Red Route (from the Greenwood Drive Trolley Stop to Harbour Town) will run on Friday, November 29th from 4:00-10:00 PM.

2025 Sea Pines CSA Annual Assessment Notice
During the Sea Pines CSA Board of Directors meeting on November 19th, the budget for 2025 and the assessment amounts for residential property owners were approved. The 2025 Residential Property Owner Assessment will be as follows:

  • 2025 Improved Lot – $2,005 ($687 represents the Critical Infrastructure portion of the Assessment)
  • 2025 Unimproved Lot – $1,197 ($412 represents the Critical Infrastructure portion of the Assessment)

Please note that vacant lots that previously housed structures are not classified as unimproved; once improved, they remain improved. Invoices will be sent out in the coming weeks, with a due date set for Friday, January 10, 2025. Plantation Drive Leisure Trail Improvement Project Update

Project work on the Plantation Leisure Trail, from Lighthouse Road to the Stoney-Baynard Ruins, including asphalt resurfacing, realignment, and widening where feasible, were completed earlier this month.

Crews returned this week to finalize the installation of stamped crosswalks along Plantation Drive (pictured) and to begin the installation of detectable warning pavers.


Critical Infrastructure Improvement Projects

Sea Pines Drive Infrastructure Improvement Project: South Sea Pines Drive from Merganser Court to the end of South Sea Pines Drive (stopping at the entrance of Lands End).

  • Major stormwater drainage and roadway work is in progress (pictured) and will continue for the next few months.
  • Due to the holiday, project work will conclude on Wednesday, November 27th and will resume on Saturday, November 30th.
  • Single-lane road closures and flagging operations will be in place. Motorists should expect traffic delays and possible traffic detours. Leisure trails in the project area will be closed as needed.

Lighthouse Lane Infrastructure Improvement Project: Lighthouse Lane from Lighthouse Road to Mizzenmast Lane.

  • Curb and sidewalk restoration is in progress (pictured).
  • Single-lane road closures continue to be in place. Motorists should expect traffic delays Monday-Friday.
  • Due to the holiday, project work will conclude on Wednesday, November 27th and will resume on Monday, December 2nd.
  • Weather permitting, stormwater drainage work is scheduled to occur overnight from December 2nd through the night of December 4th.

Maintenance Projects & Services
  • Holiday Decorations and Lighting Installation will begin next week. Holiday lights will be turned on after the Thanksgiving holiday.
  • Roadside Maintenance: Roadside mulching along Plantation Drive (pictured), starting at Greenwood Drive and working towards Lighthouse Road is in progress.

Amendment to the Community Standards Rules and Regulations

During their meeting on November 19, 2024, the Sea Pines CSA Board of Directors approved an amendment to the Sea Pines CSA Community Standards Rules and Regulations, which now includes Rules and Regulations for Commercial Contractors on Residential Properties. This initiative is aimed at enhancing community safety and maintaining the aesthetic standards of Sea Pines.
