The purpose of these Land Use Rules and Regulations is to promote aesthetic excellence of all Residential Property within Sea Pines, to encourage mutual respect among all Residential Property Owners and Tenants, and to foster standards which will maintain Sea Pines as the premier community on Hilton Head Island.

• The Land Use Monitor routinely travels through Sea Pines to identify Properties that fail to comply with the Land Use Rules and Regulations.
• The Owner is responsible to ensure their property remains in compliance with the Land Use Rules and Regulations at all times, including such owner’s invitees, tenants, guests, and contractors. Violations of the Land Use Rules and Regulations may result in the levy of a fine/s.
