SPCSA 8.7.25 Community Update

Gray Property Owner Decals Expire January 1, 2026

In March of 2024, Sea Pines CSA began the process of phasing out gray property owner vehicle decals and started issuing green property owner vehicle decals for new and replacement requests.

All gray property owner decals will expire January 1, 2026. To ensure a smooth transition for all property owners, we are implementing this change through a phased approach divided into 5 zones throughout the Sea Pines community. This systematic rollout will help us manage the application process more efficiently.

Over the coming weeks, property owners will receive zone-specific emails with instructions to apply for new vehicle decals. Please wait for your zone-specific email before taking any action. Please note, if you already have a green Sea Pines property owner decal, no action will be necessary.


Maintenance Projects & Services

Stormwater Management & Response: Sea Pines has experienced significant rainfall over the past week, prompting our maintenance team to spring into action with an increased volume of stormwater-related work orders, including:

  • Clearing stormwater drains and clogged catch basins
  • Addressing standing water in roadways
  • Inspecting and maintaining drainage pipes
  • Removing debris that could impede water flow
  • Actively monitoring the tidal control structures on our lagoon system

Our maintenance team is prepared for the active weather season and has been working extended hours to ensure all stormwater-related issues are addressed efficiently. Their dedicated response exemplifies their commitment to keeping Sea Pines safe, functional, and beautiful year-round.

Seasonal Mosquito Control Program: Weather permitting, our next mosquito treatment will take place on Monday, August 11, during overnight hours.

  • Gull Point Road
  • Lawton Woods entrance

Leisure Trail Repairs:

  • Lighthouse Road near the bike rental shop
  • Lighthouse Road near the Plantation Drive intersection

Critical Infrastructure Project Updates

  • Otter Road/Fawn Lane Infrastructure Improvement Project:

  • Traffic control will be in place as needed. Cyclists will need to dismount and walk bike around active work zones.

  • Construction mobilization, surveying, and utility staking and markings are in progress.

All scheduled work is weather permitting. New Quarterly Dashboard Available on Our Website

We’ve created an easy-to-use dashboard where you can access Sea Pines CSA operational reports every quarter. This means you’ll have regular updates on things like:

  • Capital Projects & Critical Infrastructure
  • Community Standards
  • Maintenance Service Requests
  • Safety and Security Reports

News from Around the Community

School’s Back in Session 8/6 & 8/12: Beaufort County schools started Wednesday, August 6, and Hilton Head Prep students will be back in session on Tuesday, August 12. Sea Pines may see more foot traffic, cyclists, and vehicles as families get back into their school routines. Please remember to:

  • Drive slowly through neighborhoods
  • Watch for children walking to bus stops or biking to school
  • Never pass a stopped school bus
  • Exercise extra caution and patience during busy morning and afternoon hours
