SPCSA 8.14.25 Community Update

Sea Pines CSA Response Following Heavy Rainfall

Sea Pines received an estimated 20 inches of rainfall over the first 10 days of August, with nearly 10 inches on Saturday, August 9th alone. The unprecedented rainfall conditions over the past two weeks combined with very high tides, have created stormwater challenges throughout our community.

Stormwater Response & Important Reminders:

  • Sea Pines CSA Maintenance teams (pictured below) continue to actively address areas experiencing localized flooding, particularly concentrated toward the south end of our community.
  • Due to excessive rainfall and saturated ground conditions, we will maintain low lagoon levels over the coming weeks. This is a proactive measure to help groundwater drain and stay ahead of significant weather events.
  • Please do not enter any areas marked with caution tape or safety cones along leisure trails or beach paths.
  • We are aware that several beach paths remain underwater. This is due to collapsed drainage pipes and we will be addressing these areas as resources allow. Please use extreme caution or avoid beach paths entirely until cleanup efforts are completed.
  • Additionally, we are working with our engineers to design long-term drainage improvements for areas that experienced unusual roadway flooding.

Maintenance Projects & Services

Seasonal Mosquito Control Program: Weather permitting, our next scheduled mosquito treatment will take place on Monday, August 18, during overnight hours.
Asphalt Leisure Trail Repairs Rescheduled for Week of August 18:

  • Lighthouse Road near the Plantation Drive intersection
  • Greenwood Drive near Fraser Circle

Critical Infrastructure Project Updates

  • Otter Road/Fawn Lane Infrastructure Improvement Project:
  • Tree work has been completed. Project mobilization is in progress. (Pictured: Stormwater ditch clean out on Otter Road.)
  • Surveying, and utility staking and markings are in progress. Please do not remove any staking or utility markings around your property, as this will cause project delays.
  • Traffic control will be in place as needed. Cyclists will need to dismount and walk bike around active work zones.

  • Phase 3 of the Lighthouse Lane Infrastructure Improvement Project:
  • Construction mobilization, surveying, and utility staking and markings are in progress.

All scheduled work is weather permitting. Labor Day Office Hours for the Sea Pines CSA Admin Office, Maintenance Office, ARB & Sea Pines Community Center

  • Friday, August 29: Closing at 2:00 PM
  • Monday, September 1: Closed

All other Sea Pines CSA offices will remain under normal operating hours.

Commercial Vendor Holiday Access Restriction: Vehicles with commercial decals or commercial passes are not permitted in Sea Pines on Labor Day. For emergency access for service providers, please contact Sea Pines Security at 843.671.7170.


Fall Community Shredding Event

Community Shredding Event: Monday, September 29, 2025, from 10:00 AM – 12:00 PM at the Sea Pines Center Parking Lot at 71 Lighthouse Road. This event is open to all property owners on a first come, first-serve basis. Please review the following:

  • For safety, everyone needs to remain in their vehicles. Do not walk materials to the truck. There will be cones and signs set up for cars to follow to the truck.
  • Please pull up your vehicle in line to the truck and bins. CSA staff and/or attendant will move the materials for shredding into the bins.
  • Please be prepared with your documents ahead of time. Staples and paper clips may remain on your documents; the documents must be removed from binders.
  • Commercial quantities are prohibited.
