Sea Pines Community Services Associates, Inc. (CSA) is a nonprofit 501-c4 whose mission is “To protect, maintain, and enhance the resources of Sea Pines for the benefit of the Sea Pines Community.”
The organization acts through a 17-member Board of Directors comprised of nine Class “A” residential property owners, four representatives from The Sea Pines Resort, and four Class “B” members from the commercial entities within Sea Pines.

Class “A” Residential Board Member
Bill has served on both the CSA and ASPPPO Boards of Directors in 2017 serving on several committees and task forces focused on addressing the need of a growing community.
Bill and Susan Johnson have been Sea Pines property owners for over 18 years. Bill’s professional career was spent in Kansas City as a radio station owner and operator where he became attuned to the need to understand the interests and concerns of the public. He also became a strategically minded and successful entrepreneur, delivering effective and targeted results and bringing diverse entities to consensus without compromising the overall objectives.
Class “A” Residential Board Member
In 2018, James Kaskie was appointed and subsequently elected Vice Chair of the Board governing the Sea Pines Community Services Association, a not-for-profit organization that oversees the many operations and activities across the Sea Pines Community.
Kaskie earned a Master of Health Administration and a Bachelor of Arts degrees from St. Louis University; a master’s in business administration with a concentration in Finance from Xavier University Cincinnati; and a Master of Theology from Aquinas Institute of Theology, St. Louis.
Kaskie began his career in health service administration in 1976. Over the next forty years, he served as an executive in numerous hospitals and health systems in various markets. His last full-time position was as President and Chief Executive Officer of Kaleida Health, Western New York’s largest health care provider consisting of five hospitals, four long term care facilities, a large home care company, a physician division and over 90 ambulatory sites.
James was also named the inaugural President and Chief Executive Officer of Great Lakes Health, a newly formed collaborative governance model that aligned the interests of Kaleida Health, Erie County Medical Center, University at Buffalo School of Medicine and Biosciences, and Hospice and Palliative Care of Buffalo. In that role, Kaskie led the creation of four centers of excellence consolidating duplicative programs, advanced the residency and fellowship programs for over 600 physicians in training, aligned 13,000 employees and 2,000 physical partners to improve services and access for the community. In addition, Kaskie forged an innovative joint venture partnership with the region’s largest payer, Blue Cross and Blue Shield of Western New York, creating a fully licensed insurance product.
James achieved numerous recognitions and awards during his career and served on numerous Boards of hospitals, health systems, a college, a high school, and other not for profit community organizations. He served as Chair of the Greater New York Hospital Association (GNYHA) Board, being the first chair elected from outside the NYC metro area.
Kaskie also served as Chairperson of GNYHA Ventures, Inc., a $500M services company. Kaskie retired from full time employment in 2014 and became a founding partner of Medically Home, an in-home technology-driven care system. Furthermore, Kaskie served for six years on the Board of Connecticut based Hartford Health Care, a $4B regional health system.
James and his wife Jane, an Artist, are natives of St. Louis and now reside full time in Sea Pines on Hilton Head Island, South Carolina. They have a son Christopher who lives in Chicago with his wife and two children and a daughter Martha who lives in London with her husband and three boys.
Kaskie enjoys his time with his wife Jane, his family and many activities including travel, music, dogs, drums, golf, gardening, cooking, biking, movies and serials, photography, and studying history.
Class “B” Commercial Board Member
Cary Corbitt is the Secretary of the Board of Directors for the Sea Pines Resort. He is a long-term resident of the Sea Pines community, having served on the CSA Board of Directors representing the Sea Pines Resort as a commercial representative for many years. He has served on the CSA Gate Entry Committee for several years and for the last 7 years, he has continued to serve as the Chairman. In 2023, the Gate Entry Committee merged with the Rental Management Committee, where Cary applied his expertise to both.
Cary first learned about Hilton Head Island and the Sea Pines community when he was a 16-year-old South Carolina high school golfer and was invited to participate in the inaugural Heritage Classic golf tournament and worked as a marshal on the course. He decided then that Hilton Head Island was where he wanted to come after college. After graduating from Lander University, he married his wife, Wendy Corbitt, in April 1975, and Hilton Head has been their home ever since. They have stayed involved in their community and been members of the Sea Pines Country Club since the early ‘80’s.
Cary has held many leadership positions throughout his time in Hilton Head. He leads as the Chair of the Charities Committee and the Heritage Classic Foundation Board of Directors. Corbitt was the past President of the Lowcountry Golf Course Owners Association and Vice President of the SC Golf Course Owners Association. His other roles include past Board of Directors for the Hilton Head Chamber of Commerce, past Vice Chair for Lander University Board of Directors and past Board of Directors for Carolina’s Chapter of PGA America.
Cary recently retired in May 2021 after a 43-year career with the Sea Pines Resort as Vice President of Sports and Operations. He and his wife have been Sea Pines residents for over 40 years and built a home on Twin Pines Road in 2015. They have one son, Parker, and one grandson, Aiden, who lives in the upstate. Wendy Corbitt is a broker and partner of Sea Pines Real Estate Company at the Beach Club. Today, the couple enjoys lots of golf, travel, the beach, biking, boating and especially time with friends.
Class “A” Residential Board Member
Born and raised in the New England states, Lee Ann was destined to be a CPA as the oldest daughter of a CPA. She majored in accounting, worked for PricewaterhouseCoopers LLP for 34 years, (having retired as a partner in 2018), had many different professional opportunities to work in many different industries and lived in four major cities. Lee Ann’s personal and professional interest in working with diverse types of organizations afforded me the opportunity to be an advisor and auditor to many of the largest higher education and not-for profit organizations in the US.
Lee Ann has been an active member of the CSA Finance Committee from 2018 to present. Lee Ann and her husband, Michael, reside in Sea Pines for about 8 months of the year, with our two golden retrievers. We love the Lowcountry and especially Sea Pines. We started our trips to Sea Pines in 2014 and purchased a residence in 2018. The rest of our time is spent in Kennebunkport Maine as we love the beaches and relatively cooler temps in the summer. Lee Ann’s outside interests include knitting, crocheting, and animal welfare/dog rescue.
Class “B” Commercial Board Member
Don Sigmon has been a full-time resident of Hilton Head Island since 1985 and a Sea Pines property owner since 1990. He and his wife, Rachel, raised their two daughters, Krystina and Kendall, on the island. They own and operate several small businesses in Sea Pines, including South Beach Racquet and Pickleball Club, Sigmon & Associates Real Estate Services, and South Beach Bicycle Rentals.
Before starting the local businesses, Don was a CPA with KPMG and served as VP of Finance for Charles Fraser. While working with Charles Fraser, he was the project director for several projects, including designing and building the South Beach Racquet Club.
Don has served on the CSA Board since 2008.
Class “B” Commercial Board Member
Steve Birdwell is the President of The Sea Pines Resort and has been employed by the Resort for more than 30 years. Steve has served as the Resort’s President since 2006. He joined Sea Pines in 1992 as the Controller then became its Chief Financial Officer in 1995.
Steve received his undergraduate degree in Business Administration from the University of Tennessee. He is a Certified Public Accountant and was an Audit Manager for Ernst & Young in the Atlanta office. Prior to joining Sea Pines, he was the Controller for The Landmarks Group, an Atlanta-based real estate development and property management firm.
Steve serves on the Hilton Head Island-Bluffton Chamber of Commerce Board of Directors. He also serves on the Board of Community Services Associates (CSA) and as a Trustee of The Heritage Classic Foundation. Steve is the former Chairman of the Resort Hotel Association. Steve’s wife, Beth, is in private banking with Coastal States Bank. The Birdwell’s currently reside in Sea Pines.
Joseph DuBois
Class “B” Commercial Board Member
Robert Gossett serves as a Commercial Director, first joining the CSA Board in 1991. He began visiting Sea Pines in 1959, vacationing here as a child with his family, in the days of dirt roads and no traffic lights. He owns several commercial and residential properties in Sea Pines including South Beach Marina Village and has served on several local Boards including Sea Pines Montessori where he was the Chairman in 2012.
Bob received a BS in Marketing from the University of South Carolina and moved to Sea Pines in 1979, starting out as a carpenter for Austin Construction. After several years working in the construction business and as a charter boat captain he opened The Salty Dog at South Beach Marina in 1987 and thus began his career in the hospitality business.
He has 3 children and lives in Bluffton with Bobby and Ellie and a menagerie of farm animals including goats, alpacas, donkeys, chickens, and a family of Sulcata tortoises. Bobby and Ellie attend Hilton Head Christian Academy and Suzanna attends College of Charleston.
Jessica Haire

Class “A” Residential Board Member
A Sea Pines property owner since 2021, Jessica has been actively serving on the Community Infrastructure & Maintenance (CIM) Committee. She holds a B.S in Civil Engineering from George Washington University, an M.A. from American University and a J.D. from American University/Washington College of Law. Jessica brings hands-on experience in infrastructure design and onsite project engineering.
Formerly, Jessica worked for Thompson Hine LLP, then left to start the DC office of Burr & Forman LLP, a nationwide law firm, where she is partner and represents federal contractors in all aspects of government contracts and construction projects—from transactional matters and litigation to negotiations and debarment proceedings.
Class “B” Commercial Board Member
Cliff McMackin is the Director of Resort Development for The Sea Pines Resort and has been employed by the Resort for more than 10 years. He joined the Resort in January of 2013 to lead major capital projects and master planning efforts. In November of 2015, Cliff began assisting Kiawah Island Golf Resort in a similar capacity. Then in 2019, Cliff began overseeing the Sea Pines Resort Maintenance Department.
Cliff received his undergraduate degree in Construction Science and Management from Clemson University. Upon graduation, he began working as a Project Engineer for Balfour Beatty US. Later as a Project Manager, he led several large iconic commercial projects in Atlanta, Nashville, and Charlotte.
Cliff’s wife, Erin, serves as Director of Asset Liability Management for Bank of America, Charlotte. He and Erin enjoy raising their 3 girls: Isla (11), Flora (9) and Clara (7). The McMackin’s currently reside in Sea Pines, and both serve as Elders at Providence Presbyterian Church on Hilton Head Island.
Class “B” Commercial Board Member
Rick Ray is a board member of Sea Pines Community Services Associates. Rick has had roles on other boards including Board Bitcentral, Imagicomm TV, Total Sports, Action Performance, Duke Mansion, Lee Leadership Institute, Community School of the Arts and YMCA Metropolitan. He is currently a Partner in NURAY Holdings and an Operating Partner in Virgo Investments.
With an education from the University of North Carolina Chapel Hill and Harvard University, Rick specializes in investments, entertainment, technology and software. He found his skillset in television in 1971 when he began as a Production Assistant and Program Manager at WCCB-TV in Charlotte, North Carolina. Rick continued television at many other stations such as WCSC, WRAL and WCCB which gave him experience to create his own sports reports incorporation, be CEO of “Nightly Business Report” and work on Broadway plays. Rick’s niche talent has brought him many opportunities in the television networking business. Nonetheless, his community involvement is extended and diverse because of the different settings Rick worked in.
Class “A” Residential Board Member
Dave Schoettmer is a part-year resident in Sea Pines, and is otherwise an Ohioan. Laura, Dave ’ s wife of 30 years, and their two Labrador retrievers frequent the walking paths and beaches in Sea Pines. Daughter Greta is a student of veterinary medicine at The Ohio State University while son, Erich, is an architecture student at Auburn University. Dave works at his golf game, is an avid cyclist, a hockey and college football fan, and enjoys hiking and outdoor activities.
Dave is an engineer (U Dayton)/MBA (Ohio State) by education, and spent a career in management and IT consulting. He is a business founder, and was a successful CEO for 18 years before exiting his business. He remains the Board Chairman at the firm. He has extensive experience in nonprofits and board leadership. He is previously an HOA board member for 7 years, including 6 as HOA President.

I am happy to be a Sea Pines resident, and am a passionate consumer of our options to bike, hike, golf, and take in the beautiful scenery and wildlife available to us in Sea Pines. As part of the CSA, I hope to support the administrative processes that help make that all happen, and lead to a very satisfying experience for our property owners. I have a depth of experience in board membership and leadership, and cross-discipline business processes. Perhaps most importantly, I am passionate about customer satisfaction and process efficiency.
Class “A” Residential Board Member
Tom earned a BS in Civil Engineering from CWRU and an MBA from SMU. Tom was a Commissioned Officer in the US Navy Civil Engineer Corps. His wife of 49 years, Kay, was a Naval Nurse Officer. They were stationed together on Midway Island in the Pacific.
Tom’s 28-year management career with ALCOA Aluminum focused on international business development and the re-engineering of underperforming businesses. During this time, Tom and his family lived in Brazil, Germany, and China.
After retirement from ALCOA, Tom started a packaging consulting company, SharpCOM. Then he created another start-up, SharpRENT, which owned a portfolio of executive homes for corporate expatriate families living in Indianapolis.
Tom also served as Commissioner of Indiana Department of Transportation where he initiated and directed the re-engineering of the 5000-employee agency and the leasing of the Indiana Toll Road to fund a 10year highway plan. As Commissioner of Indiana’s Highways, he moved on to developing and communicating the 10-year statewide highway plan. Tom Sharp currently Co-Chairs the CSA Traffic Task Force to alleviate congestion and improve safety on Greenwood Drive and the Sea Pines Circle.
Phil Smith
Class “A” Residential Board Member
I am a mother, grandmother, wife and 50 plus-year career woman. I grew up in Geneva, NY, where my dad was a professor at Cornell and my mom was the high school biology teacher.
I earned a BA in psychology from Connecticut College and an MBA from University of Rhode Island. I began my career in finance, earned a CPA, and eventually became the CFO for several major companies.
My husband and I raised 3 daughters – a surgeon, a banker, and a communications expert. We first visited HHI in 1986 and became Sea Pines property owners in 2014 putting our house on STR market until 2021 when it became our primary residence. I currently am a director/advisor for NYSE companies, a member of several college/university foundations, a guest finance lecturer at the University of Rhode Island, and member of the Sea Pines CSA Finance Committee.
Class “B” Commercial Board Member
Ray Warco has been a resident of Hilton Head Island since 1988. He first visited the island in 1971, honeymooned here in 1975 and vacationed here twice before becoming a resident.
Ray was raised and educated in Pennsylvania, and subsequently lived and worked as a CPA in the Carolinas. While in Hilton Head, he has been active in various community activities, and continues with those endeavors after his retirement in 2019.
He and his wife have two grown children living on opposite coasts of the US and have two granddaughters. His primary physical activity is cycling and can be seen on the activity paths within Sea Pines as well as the pathways that cover the entire island.
