A Reminder About Replacement Property Owner Decals

With the bulk of this year’s property owner decal renewals now complete, we want to take a moment to remind the community of an important policy: vehicle decals are non-transferable. If you sell, trade, or otherwise change vehicles, your existing decal cannot simply be moved to a new vehicle. Decals must be returned to the Community Connections Center in order to obtain a replacement. This policy helps ensure the integrity of our access program and keeps our records accurate for the benefit of all Sea Pines property owners. Sea Pines Daily Visitor Gate Fee Will Increase to $10 on March 1, 2026

Effective March 1, 2026, the daily visitor gate fee for entrance into Sea Pines will increase by $1, from $9 to $10. The fee can be paid in cash or credit card* at either entrance — the main gate on Greenwood Drive or the Ocean Gate off Cordillo Parkway. *Please note that credit card payments are subject to an additional convenience fee.

2026 Annual Assessment Payment Reminder

As a reminder, assessment balances were due January 16, 2026. Beginning February 28, 2026, the Finance Department will begin applying late fees to any outstanding balances. We extend our sincere appreciation to all property owners who have made their payments on time. If you have questions about your assessment invoice, please contact Tracey McNeill at traceym@csaseapines.com. Critical Infrastructure Project Updates

Sea Pines Drive Roadway Repairs: Asphalt roadway repairs along North Sea Pines Drive are in progress (currently near Laughing Gull Road and progressing toward South Sea Pines Drive) and will continue through Friday, February 20, weather permitting. Beginning next week, repairs will shift to South Sea Pines Drive, starting near South Beach Lane and continuing toward the entrance of Lands End.

Motorists should expect traffic delays, alternating single-lane closures, and possible detours throughout the duration of the project. All work is weather permitting.

Otter Road/Fawn Lane Infrastructure Improvement Project:

Stormwater drainage work is approximately 75% complete. Crews continue excavating and installing pipes, with temporary asphalt patching underway in completed sections.
Traffic detours and flagging operations continue to be in place.

Maintenance Projects & Services

Landscaping Enhancements on Greenwood Drive: Landscaping enhancement work along the medians on Greenwood Drive is in progress and will continue through Friday, February 20, weather permitting. One inbound lane will be closed from approximately 7:30 AM to 4:30 PM. Significant traffic delays are not anticipated, though motorists should use caution while driving in the area.

Tree Care Management: Annual tree trimming along Sea Pines CSA-managed Beachwalks is in progress. While the beachwalks will stay open, we kindly ask pedestrians and cyclists to exercise caution and pay close attention to the flagmen present on-site. Leisure trail tree trimming is underway along Lighthouse Road.

Stormwater Maintenance & Repair: Next week, crews will begin regrading a swale near 67 North Calibogue Cay and 77 Governors Road. The Benefits of Removing Pine Straw from Your Roof: While it may seem harmless, letting pine straw accumulate on your home can lead to a variety of problems. When fallen pine needles build up, they create a thick layer that traps moisture — which can penetrate your roof’s shingles, leading to rot and decay over time. Keeping your roof clear also improves the efficiency of your gutters and drainage system, ensuring rainwater is properly diverted away from your home. And of course, a debris-free roof simply looks better, giving your property a clean, well-maintained appearance that reflects well on the entire community. From preventing costly damage to improving curb appeal, taking the time to clear away pine straw is a worthwhile investment in the longevity and value of your home. Community Standards Rules & Regulations, Landscaping Maintenance — Developed Property 4.2: “Roofs, gutters, driveways, and other hard surfaces shall be cleared of pine straw and other vegetative debris with reasonable frequency so that there is no accumulated buildup.”

Explore Your Forest Preserve: Beginner Bird Walks: Friday, February 27, from 8:00-10:00 AM: Join Master Naturalists Mary Ellen Blankenship, Bob Speare, and Jack Coleman for a two-hour walk through the Forest Preserve to see, hear, and learn about some of the birds who call this amazing habitat their home. This event is free, but you must register HERE for a spot. There is a limit of 24 people per bird walk.
