Commercial Gate Access and Hours
Welcome to Sea Pines! There are two access entrances into Sea Pines, the main gate is located on Greenwood Drive off of Sea Pines Circle and the Ocean Gate is located off of Cordillo Parkway.
When entering Sea Pines through the Greenwood Gate, to purchase a gate pass please use the right-hand lane. If you possess a current pass or decal, please enter in the left-hand lane on Greenwood Drive.
Service Providers are permitted in Sea Pines from 7:00 am-7:00 pm Monday- Saturday*.
- No commercial work is to be performed on Sundays and selected holidays, which include Thanksgiving Day, The Day after Thanksgiving, Christmas Eve, Christmas Day, New Year’s Day, Easter, Memorial Day, Fourth of July, and Labor Day*.
*With the exception of commercial cleaners, property managers, pool companies and restaurant delivery companies (fast-food companies only).
After hours or Emergency Work Request
If after hours or emergency work is required during non-commercial work hours from 7:00 pm to 7:00 am, the Sea Pines Property Owner must contact the Sea Pines Security Dispatch office at 843-671-7170 to make an access request for the service provider. Entry fees/vehicle pass rates for service providers still apply during non-commercial work hours from 7:00 pm to 7:00 am and on Sundays.
Purchase a Daily or Weekly Commercial Service Provider Pass
Commercial Service providers can gain entrance into Sea Pines by purchasing a daily or weekly commercial pass at the Greenwood Gate or Ocean Gate.
Sea Pines Commercial Gate Entry Fees
Commercial daily and weekly passes are available for purchase at the entrance gates at a fixed rate (cash only). Please note, larger commercial vehicles are subject to a higher daily entry fee. The Sea Pines community is open to commercial service providers as determined by the Sea Pines Gate Entry Policy and specific hours of operation for commercial service providers are to be observed.

- 2024 Annual Decal Renewal Fees and Information **2024 Annual Vehicle Decals will be required for entry into Sea Pines by Monday, January 29, 2024.**
Please ensure the decal application is accompanied with a copy of the current vehicle registration. The Sea Pines CSA Office Administration Staff will notify each business /individual via email when the decal(s) are ready for pickup from the CSA Office -Reception Desk. The CSA office is open Monday – Friday, 7:30 am – 4:30 pm. If there is a fee associated with the application, payment can be paid at the time of pick-up.

Hilton Head Island Realtor & Real Estate Agent Access
Current members of the Hilton Head Island area Board of Realtors and South Carolina Real Estate Commission or MLS are permitted complimentary access into Sea Pines between the hours of 7:00am to 10:00pm for business purposes only.
This access only applies to licensed realtors showing or listing properties within Sea Pines. This access does not allow access for cleaning, servicing, remodeling or realtors serving as short/long term property managers.
Procedures:
Current members of the Hilton Head Island Area Board of Realtors will present their Membership I.D. Card and driver’s license to the gate attendant for access.
