Dear Sea Pines Property Owner,
As you may be aware, recently The Board of Directors of both the ASPPPO (Association of Sea Pines Plantation Property Owners) as well as CSA (Community Services Associates Inc.) voted to approve the term sheet presented by The Sea Pines Resort and both Boards approved bringing a referendum to the Sea Pines community for a vote from our Class "A" participating property owners.
CSA would like to gain a sense of the community's thoughts about the possible improvements being discussed. In order to gain this feedback, CSA will be sending out via email one survey per property owned in Sea Pines to the primary email address we have on file for our residential property owners.

CSA June 26th Board Meeting Highlights
We had quite a crowd at the June 26th Community Services Associates, Inc. Board Meeting. Thank you to all who attended. Below are some highlights of actions taken for those who were unable to be present at this meeting.
The CSA Board of Directors approved a resolution to increase of the $6 daily gate pass fee to $10, from Memorial Day through Labor Day. This change in the daily gate pass fee is subject to approval by representatives from Sea Pines Resort and Sea Pines Center. (Please note- This increase has not been implemented and cannot be implemented until approval from both the Sea Pines Resort and Sea Pines Center is granted.
The CSA Board of Directors approved the Sea Pines Resort Term Sheet, for preparation of appropriate amendments to the covenants, by referendum.
The CSA Board of Directors authorized and agreed to prepare the necessary and appropriate referendum vote documents; to conduct the vote; to contract with a third-party administrator, who shall oversee ballot collection and tabulation; and to take any and all other necessary and appropriate action to present and conduct the referendum vote in accordance with the applicable covenants and the Bylaws of Community Services Associates, Inc..
Explanation of the Referendum Actions
In order to proceed with this plan, The Sea Pines Resort needs both ASPPPO approval for the hotel expansion and a public referendum of all class "A" property owners. The Class "A" referendum itself requires a 75%+1 approval from those voters casting ballots.
The ASPPPO Board will bring the request to increase the number of hotels rooms at the Inn at Harbour Town to a vote of the members of ASPPPO. This will need to be done in conjunction with a full community referendum to Class "A" property owners (Class A members are those owners of single-family lots, single-family dwelling units and multi-family dwelling units) as there are items in the term sheet which require modifications to the Sea Pines covenants.
There will be a series of community meetings before any vote or referendum is presented to the community to provide additional information.

ASPPPO June 22nd Board Meeting Highlights
Dear Sea Pines Resident,
We had quite a crowd at this morning's ASPPPO's June regularly scheduled Board Meeting. At today's meeting your ASPPPO Board discussed many important topics. I'd like to take a moment and provide the Sea Pines community and our property owners with a summary of the actions taken at this ASPPPO Board meeting.
David Borghesi presented a resolution that proposed ASPPPO assume the responsibility of managing the events held for Sea Pines property owners' (currently under the responsibilities of CSA) with the rationale that ASPPPO is the governing body representing Sea Pines property owners. The motion specified that an ASPPPO committee be created and assigned the responsibilities involved to include budgeting and planning. The motion was seconded and unanimously passed.
David Borghesi made a motion to increase the daily gate fee from $6 to $10 Memorial Day through Labor Day to be effective immediately. The motion was seconded and passed unanimously, and will be brought before the CSA Board at their meeting on Monday, June 26 for approval.
Your ASPPPO Board of Directors heard a presentation from Steve Birdwell and Cliff McMackin from the Sea Pines Resort. As you may already know the Sea Pines Resort (SPR) plans to invest from $70 to $100 million in the improvement of the Harbour Town Inn, Harbour Town and related traffic and parking in this area. Their goal is to upgrade these properties to a level that can achieve a Five Diamond / Five Star rating.
Two motions were proposed and voted on by the ASPPPO Board regarding the amendment to the Settlement Agreement dated February 8, 1984.
Richard Matthews made a motion to table the vote until Sea Pines property owners had more time to research and discuss the terms of the referendum. The motion was seconded and the Board voted 7 against to 1 in favor.
The second motion regarding the Settlement Agreement was made by Barry Barth and seconded to allow an additional ninety (90) hotel rooms on the Harbour Town Site. The ASPPPO Board of Directors voted 7 in favor and 1 in opposition to this resolution. The resolution passed.
What does this mean?

Dear Sea Pines Resident,
As previously communicated in an email on June 16th, the Board of ASPPPO will hold Board discussion and take a Board vote related to the proposed referendum at tomorrow's (June 22) 9:00 AM ASPPPO Board Meeting which will be held in the Sea Pines Community Center. This is a standard ASPPPO Board meeting and not a referendum meeting. There will be referendum related meetings in the future that will be open to property owners.
We are expecting a large crowd at this meeting. Please know that the Sea Pines Community Center is restricted per fire code to a seating capacity of 120 attendees at this meeting. There are 21 required attendees at this meeting which include ASPPPO Board Members, key staff members as well as guest speakers. With these required attendees accounted for there will be 99 open seats available on a first come, first serve basis to Sea Pines Property Owners.
There will be a sign in sheet at the door and you will be asked to sign-in to fill one of the available 99 seats. Once admitted into the meeting there will be no re-admittance, you will be asked to take your seat. Once the seating capacity is reached the meeting room doors will be closed and no other seating or standing will be permitted.
Following the ASPPPO Board meeting an email will be sent out to the community providing a summary of the meeting.
We appreciate your understanding related to the attendance limitations for this meeting per fire code restrictions in the Sea Pines Community Center.

An update from Charlie Miner, ASPPPO Board President regarding the proposed Sea Pines Community Referendum
Dear Sea Pines Resident,
We are posting several important documents below for your information. I apologize for the relatively short timing, but these are issues that need to be discussed at the ASPPPO Board Meeting that will take place this Thursday June 22nd. I believe the community is well aware of the issues themselves so this is intended as a clarification.
The Sea Pines Resort has submitted the revised term sheet for action by the ASPPPO Board of Directors. It represents the Sea Pines Resorts best effort to address the issues that have aired since the referendum was first publicly presented in March. It deals primarily with those items that will be part of the proposed referendum. During the public forums, many issues were raised. Not all of these are listed on the term sheet. Two prominent concerns are addressed separately by the Sea Pines Resort in a letter to the community from Matt Goodwin, Chairman and Steve Birdwell, President. You will find a link to that letter below in this email. This letter from the Sea Pines Resort expresses their commitment to you on the issues of Right of First Refusal and the Harbour Town pool.
Additional concern has been expressed about the future of tennis and Lawton Stables. Also included below in this email is a conceptual rendering from the Sea Pines Resort of the proposed tennis facility on the Lawton Stables property. As previously stated, Sea Pines Resort would keep the existing barn, trail rides, petting farm and pony rides along with the pasture land across the street. This rendering gives a clearer view of what this proposed location might look like.
We expect that the ASPPPO board will act on release of the referendum. Any such release moves the proposal to its next step, which will include votes by both ASPPPO members and all "Class A" residential property owners on the referendum. It does not constitute approval of the referendum. We expect the referendum to proceed this fall with time for additional review and public discussions once the referendum package is presented and before your final vote is taken.

As the President of ASPPPO, I have asked the Sea Pines Resort to provide clarification on their recent purchase of a commercial retail space in Harbour Town in which they utilized the Sea Pines Resort's Right of First Refusal.

I have asked that it be sent out via email to our property owners and posted to the Sea Pines Living website so that Sea Pines Property Owners are aware of the correct nature and purpose of the transaction.

Sea Pines Referendum Community Forums Announced

Sea Pines Property Owners are invited to attend the Sea Pines Referendum Community Forums regarding the upcoming Sea Pines referendum.
This is the first of a series of informational meetings, at these meetings representatives from ASPPPO (Association of Sea Pines Plantation Property Owners) and the Sea Pines Resort will outline the terms of the agreement and answer specific property owner questions related to the referendum.
Plan to attend the meeting in person?
For attendance purposes we are asking Sea Pines Property Owners who plan to attend a session in person to reserve a seat for the meeting. Reserve your seat by completing a seat registration for each person that will be attending.
In person seating is limited to the first 135 property owners per session so sign up today! In person registrations for this event will be taken online only.
