Precertification from the Town of Hilton Head

The town has established a procedure to allow homeowners who desire to rebuild their structures as they stand today to can avoid long waits for building permits, etc., by precertifying building plans.  Please note that reconstruction would still require compliance with current building codes and flood ordinances, as well as appropriate ARB approvals.   Precertification requires:

• Photographs of your Home (all sides) OR 2 copies of Building Elevations (all sides) to show the height;
• 2 copies of a Site Plan, showing all structures on the property in relationship to property lines OR 2 copies of an As-Built survey of the property.

Property owners often can obtain this information on a CD from the Sea Pines ARB (843-671-5533) at a reasonable cost.  Click here for the form the town requires to rebuild your house.  Take it and your documentation to the Town Office.  They will complete their review and notify you when the process is complete.  You will then be able to pick up your documentation and your stamped precertification.  (If you are seeking precertification for a non-single family structure, click here for the appropriate form.
